“A Small Miracle”: Adonis Georgiadis Reflects on The Ellinikon and Praises Latsis and Athanasiou
From an abandoned airport that symbolized years of economic stagnation to Europe's largest urban regeneration project, The Ellinikon has become a landmark investment reshaping Greece's economic outlook. Former Development Minister Adonis Georgiadis credits political determination, while highlighting the vision of Lamda Development CEO Odysseas Athanasiou and the long-term commitment of investor Spyros Latsis.

More Than a Real Estate Development

Some investments create jobs.

Others increase GDP.

And then there are projects that fundamentally transform how a nation views its own potential.

The Ellinikon belongs to the latter category.

Europe’s largest urban regeneration project is far more than a multi-billion-euro real estate development. It represents a profound shift in Greece’s ability to attract international investment, modernize critical infrastructure and reposition itself as a competitive destination for global capital.

Recognized internationally—including by TIME magazine as one of the world’s most ambitious urban redevelopment initiatives—The Ellinikon has become a symbol of Greece’s economic transformation.

The recent soft opening of its new sports facilities marked another important milestone.

For Adonis Georgiadis, however, the occasion carried deep personal significance.

An Emotional Moment for Adonis Georgiadis

Visiting the newly completed sports complex, the former Minister of Development and Investments openly admitted that the experience was emotional.

“I was genuinely moved. I truly was.”

Georgiadis recalled that in 2019 Prime Minister Kyriakos Mitsotakis entrusted him with the political responsibility of finally breaking years of bureaucratic and legal deadlock that had stalled the project.

“At the beginning of 2019, Prime Minister Kyriakos Mitsotakis assigned me the overall responsibility of ensuring that The Ellinikon would finally become a reality.”

For Georgiadis, the completed facilities represent much more than visible construction progress.

They demonstrate that Greece is capable of delivering complex infrastructure projects that meet international standards.

“The Ellinikon Will Change Greece”

The former minister reiterated his long-held belief that the project will become a turning point for the Greek economy.

“The Ellinikon will change Greece. Remember my words.”

According to Georgiadis, the development extends well beyond residential buildings and luxury hotels.

It will create an internationally recognized destination, transform the entire Athens Riviera and attract hundreds of thousands of visitors every year.

“Hundreds of thousands of international visitors will come here. Thousands of people will enjoy the new beachfront, while the sports facilities will be filled with the joyful voices of children and families.”

In his view, The Ellinikon is not simply reshaping one district of Athens.

It is reshaping Greece’s international image.

Odysseas Athanasiou’s Long-Term Vision

If Adonis Georgiadis played a central political role in accelerating the investment, the executive responsible for transforming the vision into reality has been Odysseas Athanasiou, Chief Executive Officer of Lamda Development.

For years Athanasiou has described The Ellinikon not merely as a construction project, but as an international benchmark for sustainable urban development.

“This is a project that places Greece on the global map for the right reasons.”

For him, the greatest achievement is not simply financial performance.

It is the confidence shown by international investors in Greece’s long-term prospects.

Following Lamda Development’s recent corporate bond issuance, Athanasiou publicly thanked the investment community.

“We sincerely thank the investment community for its continued confidence in the LAMDA Group.”

The successful offering attracted strong investor demand, reinforcing confidence in both Lamda Development and the long-term outlook for The Ellinikon.

Spyros Latsis’ Commitment to Greece

Georgiadis also reserved special praise for Spyros Latsis, Lamda Development’s principal shareholder.

According to the former minister, Latsis demonstrated remarkable confidence in Greece throughout years of uncertainty.

“He has my deepest respect because he endured every difficulty. Almost any other investor would have walked away. Instead, he believed in Greece.”

The remark reflects the project’s long and often difficult history.

For years Lamda Development faced repeated administrative obstacles, regulatory delays and legal challenges before construction could begin in earnest.

Despite these setbacks, the company maintained its commitment to what has now become Europe’s largest urban regeneration project.

An Economic Engine for Greece

The economic impact of The Ellinikon extends well beyond the boundaries of the former Athens airport.

The master plan includes:

  • Europe’s largest coastal metropolitan park
  • Luxury hotels
  • Residential neighborhoods
  • Commercial districts
  • Office complexes
  • A modern marina
  • Sports facilities
  • Cultural and entertainment venues

According to international assessments, including TIME, the project is expected to create thousands of jobs while making a significant contribution to Greece’s long-term economic growth. Independent estimates suggest that, once fully completed, its cumulative economic impact could reach up to 2.4% of Greece’s GDP.

Redefining Greece’s Investment Story

For decades, The Ellinikon symbolized missed opportunities and bureaucratic paralysis.

Today it increasingly represents investment credibility.

Lamda Development’s successful access to capital markets, strong residential pre-sales and continuous construction progress demonstrate that the project has entered a new phase—one attracting growing international attention alongside domestic confidence.

The Ellinikon has evolved from a delayed investment into a powerful case study of how political commitment, private-sector execution and long-term capital can work together to deliver transformational economic change.

“Greece Is Moving to the Next Level”

Concluding his visit, Adonis Georgiadis summarized what he believes The Ellinikon represents for Greece’s future.

“When people fully realize what this country is capable of, more skyscrapers will follow. Greece is moving to the next level.”

His remarks capture the broader significance of The Ellinikon—not merely as a landmark real estate project, but as a symbol of Greece’s ambition to become a leading destination for international investment, innovation and sustainable urban development.

If completed according to plan, The Ellinikon will stand not only as one of Europe’s largest private investments, but also as lasting evidence that Greece can successfully combine political determination, entrepreneurial vision and long-term strategic planning in delivering projects of global significance.
